1. FRAMED STRUCTURES

• Reinforced concrete framework constructed as per Civil Engineer Detailed drawings (using PPC cement for concrete Framework (Concrete works) with Fe550D Steel).
• CEMENT: Ultratech (or) Bharathi for concrete works, Birla A1 for Brickwork and Plastering.(or) Equivalent in any other brand.
• STEEL: SHREE (or) JAIRAJ for structural work and Non-Structural works.
• SAND: River sand.

2. SUPER STRUCTURES

• Slab clear height of 10’-6” will be maintained.
• Quality First class red clay bricks with Cement Mortar for Internal (partition walls) and External walls.

3. FOUNDATION

• Excavation will be done for Footings of minimum 6’-0” depth and M20 grade ratio will be maintained for all R.C.C works.
• Execution of Foundation and its structural design will be as per Proposed Design.
• Plinth/Basement will be raised between 3’-0” TO 4’-0” from Ground level.

4. SEPTIC TANK

• Brick tank with Minimum 8000 Ltrs, (No Additional charges) included in Floor slab area.

5. STAIRCASE

• RCC Staircase.

6. WALL MAKINGS

• All the External walls with 9 inches thick and Internal/Partition walls with 4.5 inches.
• Plastering: External and internal plastering with sponge finishing using River sand.

7. DOORS

• Indian Teak frame for all the doors except Bathrooms (Customized Width and Height).
• Indian Teak Shutters for all External doors.
• Gloss polish for Two Main doors and Puja door.
• Standard plywood doors for all bedrooms.
• WPC frames and shutters for all bathrooms.

8. WINDOWS

• UPVC Windows as per design (Includes glass and iron grill).

9. VENTILATORS

• UPVC ventilators.

10. ELECTRIC MATERIAL

• Power outlets for air conditioning in all bedrooms.
• Power outlets for geysers in all bathrooms.
• Power plug for cooking range, chimney, refrigerator, mixer grinder in kitchen.
• Plug points for TV etc.
• Modular switches for all controls in living/dining areas & bedrooms.

• Wiring: Polycab / V-Guard

• Drainage pipes with PVC (ASTRAL) pipes and all water lines are C-PVC pipes (ASTRAL).

• Kitchen Taps: Up to Rs. 1000/- per Unit.
• Wall Mixtures: Up to Rs. 3000/- per Unit.
• All other Taps: Up to Rs. 650/- per Unit.
• Wash Basins: Up to Rs. 2500/- per Unit.
• Western commode: Up to Rs. 8000/- per Unit.
• Kitchen sink: Stainless Steel sink, Up to Rs. 2500/- per Unit.

12. FLOORING

• Branded make of Vitrified Tiles Flooring/Marble flooring in Living, Dining, Bedroom and Kitchen.
• Tiles: Up to Rs. 70/- per Sqft.
• Parking Tiles: Up to Rs. 320/- per Box.

13. TOILETS AND WASH AREA

• Anti-Skid Ceramic Flooring tiles with dadding up to 7ft. (Up to Rs. 35/- per Sqft.)

14. KITCHEN & PUJA

• Polished Black Granite Cooking Platform with Tiles Dado up to 2’ height above platform.
• Granite: Up to Rs. 100/- per Sqft.
• Kitchen & Puja Wall Tiles: Up to Rs. 60/- per Sqft.

16. WALL PUTTY & PAINTING

• Asian Paints Interior putty for Internal walls.
• Asian Paints Waterproof putty for Exterior walls.
• Exterior wall putty is applied only on front elevation walls and other walls are plastered with sponge finish and coated with Damp Proof paint.
• Paints: Internal walls – Asian Royale/Royale Shyne (or) Equivalent in any other brand.

17. COMPOUND WALL

• Compound wall Height 4 ft from flooring level.

18. GATE & IRON GRILLS

• Made with TATA Structural Steel.
• Proper Concrete Hacking is ensured before commencement of plastering work.
• Fiber Mesh is used at all Concrete-Brick joints at the time of plastering.
